While the terms “condos,” “townhomes” and “townhouses” are often used interchangeably, townhouses certainly have unique features and characteristics that condos do not.
Condominiums vs Townhouses Comparison
In general terms, a condo (condominium) is a type of housing wherein a very specific part of the complex, such as an apartment, is privately owned by the homeowner. You own only the interiors of the condo. All other connecting areas of the complex are communally owned by all condo residents. A condominium association is responsible for day-to-day maintenance of the building, exteriors and common areas.
The Real Estate Council of British Columbia defines a "townhouse" as one of a group of dwellings (most often two-storey) joined together by common walls, each with its own entrance from the outside." Because one or two walls of each house are shared between adjacent homes, they are often referred to as “row houses.” If you purchase a townhouse, you not only own the interior of the home, you also own the land (please refer to Freehold and Leasehold) as well as any yard or deck.
Condos generally have a higher Strata Fee (also known as a Condo Fee) because it usually offers more services and amenities, while townhouses have lower fees and tend to offer more square footage, but require more maintenance.
